10 Tips to Buy Real Estate Without Breaking Your Budget

1. Get pre-approved for your home loan. This means, fill out a loan application and go through the process of securing financing. That way, when you’re ready to seriously evaluate real estate, you’ll know exactly how much home you can afford. And you can prove to a seller that your offer is sincere.

2. Explore creative financing options. During the home loan pre-approval process, ask about ways to get creative with your financing. Low down payment options, first and second mortgage combinations and first time buyer programs might help you afford more funding. Many lenders are now offering interest-only home mortgages; just make sure you thoroughly evaluate the terms for this type of home loan. Down payment grants are also available in some instances and might be worth investigating or discussing with your realtor.

3. Sell your existing home first. Although selling your existing home before finding new real estate to buy can be a little nerve wracking, any inconvenience will be offset by your ability to make an offer with cash in hand. Contingent purchases are not the best when negotiating to buy a home. Having your financing in order and your bags packed will give you the advantage in a competitive market.

4. Look for vacant real estate. Perhaps a seller’s job has transferred him out of the area. Or maybe a family purchased a new home before putting their existing one on the market. In any case, a vacant home could be just the deal for a savvy home buyer, so have your realtor look for vacant property in your preferred neighborhoods. Property that lacks curb appeal needs minor handiwork or the yard overhauled could end up being the home of your dreams for a price you can afford. 6. Buy a home that’s a major remodel project. If you want to live on Lake Washington, but can’t afford a $2M home mortgage, consider buying a dilapidated cottage on a fabulous lot with western exposure. In time you’ll need to gut the existing home and build from the ground up or contract significant home improvements. But in the end your property value will skyrocket. 7. Don’t discount bank foreclosures. One person’s loss could be your gain if you buy real estate in foreclosure. Although the search for a decent foreclosure may take a while, your realtor should be able help. The U.S. Department of Housing and Urban Development (http://www.hud.gov/) can be an excellent resource for foreclosed properties. Because HUD houses are sold at market value, your best bet will be homes that need cosmetic work or even major repair.

8. Land with a manufactured home. Sometimes, to buy a home on a budget, you need to look beyond convention. Even if your wish is to buy real estate, you may have to settle for a piece of property in an outlying area with a mobile or manufactured home. Discuss this option with your real estate agent and try to keep an open mind about this possibility.

9. An older, smaller home. Older homes are typically priced much less than newer construction and don’t tend to create buyer bidding wars. If you can enjoy life in an older and smaller home in a neighborhood or suburb off the beaten path, this could be your ticket to real estate ownership.

10. The cheapest house in the best neighborhood. You have your heart set on a specific – and expensive – neighborhood. Maybe it’s the schools that you’re interested in. Or perhaps it’s the close proximity to downtown or the waterfront. In any case, a budget-savvy buyer will look for the least expensive home for sale in the neighborhood. If you’re not in a hurry, you can even play the waiting game to see what properties come on the market. Your real estate agent can be a real asset in this case by investigating potential sellers.

Avoiding all the scams in home business

Many websites claim to offer home business opportunities. Some people do make money at home through online jobs, but many of these so-called opportunities are scams. How do you know the difference? Here are some tips for avoiding home business scams.

First, use some common sense. If you are looking because you're short on funds, it can be easy to talk yourself into believing the promises you will read online. Try to look at the offers objectively. Many scams try to convince you that you will become wealthy with little effort, and you might even see on the website that this is some "secret" for making money that is just now being revealed. Much later they reveal the cost for learning the secret. Before buying this kind of information, take a moment to wonder why it's being sold. If it's really that effective, the person selling it should be wealthy and not need to sell anything.

Second, don't get involved in a pyramid scheme. These are programs that pay you to recruit but don't really have a product to sell. You make money by getting other people to join the system. This only works for those who start the pyramid scheme, and is illegal in several states. Note that this is not the same as home party or similar plans where you get a percentage from what you sell in addition to a percentage from those you recruit.

Third, don't pay to stuff envelopes or make products. In fact, don't pay to work for anybody.

Avoiding home business scams means avoiding anything that offers easy wealth. It also means avoiding paying to work for somebody. Don't expect anything online that makes no sense in the real world. Don't get scammed.

On Earning Online: Avoiding 'Make Money Fast' Schemes

We live in a world where the internet is one of the most important tools for communication and business. The convenience the internet offers is vast.

About a decade ago, online businesses boomed and since then many people who wanted to make some extra buck turned to the internet. Some are legitimate businesses who sell products and skills and some are fraud sites that steal and harass people.

An example of these fraud schemes is the Make Money Fast or MMS schemes. This scheme is very much like chain letters forwarded to people. Make money fast will often claim that it is legal and promises vast sums of money in a short period. It will promise you with too good to be true investment opportunities.

People, especially those who are unlucky and who wants to be earning online are easily deceived into joining this kind of frauds. So why do people believe such things? The only explanation is that they think these schemes are true and that they can afford it and that they can surely be earning online.

People tend to think “what do I have to lose?” and another thing is, almost everyone would love to make easy money and wish of passively earning online..

Make money fast schemes usually come in the form of an email. The contents of the letter states that you should send money to some or all the names on the list then include your own name and send the email to other people.

Here are some basic contents in Make Money Fast emails:
• It will usually start with a greeting from the person who created the letter.

• This scheme will include some testimonials from “investors” that will say that it made them a millionaire or made their life easier.

• It will include a list of names and addresses.

• It will state that you have to send a specified amount of money (usually a small amount of money) to some or all the people on the list.

• It instructs you to forward the email to as many people as possible and modify the list of names by placing your own name and address at the bottom and removing one at the top.

• It will usually claim that it is legal and will promise you a return on your investment.

There are several variations of this scheme. One common type is that it will instruct you to send money to people as payment for reports.

It will always claim that it is legal and some will include section of the law to confirm the legality, when in fact the very same law will state that it is illegal.

There are also websites that offer these schemes, and often it will look very attractive and legitimate to lure people in investing. It will display pictures of people smiling and will include testimonials. Keep in mind that these are just photos which can be purchased for cents at various graphic sites and also be aware that anyone can make testimonials.

Although some of these websites are legitimate and offer true business opportunities, most are fraudulent. So if you are looking for an opportunity of earning online, before you invest, here are some tips on how to distinguish fraudulent sites from legitimate ones.

Fraudulent sites will often offer investment return and big profits that sound too good to be true. An example is that some will offer to convert your $20.00 investment into $50,000.00 in a matter of days and some even millions.

Find out if there is at least a reliable contact address on the website. If it is legitimate, it will include a legitimate phone number and address of the person. Call the phone number and wait for someone to answer to find out if it is in fact legitimate.

Research the website on internet forums to find out if it is a legitimate website or blacklisted. You can also find out if the forums you visited and the website are fraudulent by tracking the IP address. If the IP addresses are the same then it is fraud.

Keep in mind that not all offers on the internet are true. Save yourself from frustration and losing money, and always research before investing in any kind of businesses!

Avoid These Strategies, Keep Your Website Visitors Happy And Make Money

Self Improvement - Addiction to Perfection


The following email was sent to me by Karen, a member of our website:

“For no obvious reason this morning, I was feeling anxious and depressed. I looked at it and realized that the false belief creating all this was that I have to be perfect in order for me to allow myself to feel happiness. Yet, there are so many conditions for me to be perfect that it is almost impossible to achieve. Still, I have driven myself to be ‘perfect’ sometimes and discovered it that the ensuing happiness lasts about 2 seconds and I am exhausted.

“Lately, procrastination is somehow wrapped up in this conundrum too. Maybe I don't even try things because I know if it's not done perfectly I won't value it anyway. Most of my life, my critically inspired drive propelled me to achieve some amazing things (including opening my own business in L.A.). Somehow, I feel that if I don't criticize and punish myself then I'll never go anywhere or do anything. Yet the truth is, right now, I'm not really productive. There must be another way!”

Needing to be perfect is a form of control. The wounded, critical part of us believes that, “If I am perfect (whatever that means!) then people will like me, love me, admire me, approve of me, pay attention to me, or validate me. Then I will feel worthy. I can control how people feel about me by being perfect.” The need to control how people feel about us comes from making others responsible for defining our worth. The false belief is that if someone likes you, then you are worthy, and then you can be happy. But, as Karen said, “the ensuing happiness last about 2 seconds and I am exhausted.” Trying to be perfect is exhausting and the good feelings are very short-lived.

In addition, having to be perfect in order to gain approval often leads to procrastination. The fear of disapproval and failure if you are not perfect can be so great that it stops you from taking the action you need to take. Judging yourself to get yourself to do things “perfectly” often backfires, leading to paralysis instead of creativity and productivity, as it has with Karen.

Karen states that, “There must be another way!” There is, indeed, another way - a much better way.

When you decide to define your own worth instead of handing that crucial responsibility to others, you will stop worrying about what others think and feel about you. The problem is that, for most of us, our parents and other adults defined our worth when we are young. Of course we saw adults as having the authority to do that. As we grew older, we gave our peers the authority to define us. But at some point, we need to shift from others having the authority to define our worth to our own higher, wise self or spiritual Guidance having the authority.

In addition, we need to shift from defining our worth based on external qualities to our worth being based on internal, intrinsic soul qualities. As long as your worth is based on performance, you will worry about results. But when your worth is based on your intrinsic qualities of caring, compassion, goodness, empathy, and joyfulness, then it is never on the line regarding your performance. This will free you to create and produce with freedom and joy, knowing that you can make all the mistakes in the world and still be worthy. Perfection never comes into the picture when your performance is a joyful expression of your intrinsic worth, rather than a form of controlling what others think and feel about you.

When you open to learning with a higher authority about your true, intrinsic worth, and embrace the beauty and wonder of your beautiful essence, you will stop thinking about perfection, and you will stop thinking about performance and what others think about you. You will know that you are already “perfect” in your essence, and that there is nothing to prove.

When you know your worth as intrinsic rather than based on your performance, life becomes so much easier and less tiring. Instead of your addiction to perfection immobilizing you, you are free to fully express yourself and manifest your gifts and talents. Expressing yourself creatively and productively becomes fun rather than fearful!

These days on the internet there are far too many 'Get rich quick' schemes that are flying around and misleading those people who are just starting out in the business of earning online. The majority of these programs just simply don't work, especially for a beginner.

Whereas you can receive 100% of the sales for a small monthly fee.

The best thing to do is do some research and find what is best for you. If you are a beginner then you may choose to stick with the free programs first until you have found the best ways to market your program.

Once you have some programs then you need to promote them to start receiving your commissions. You can use other methods such as advertising in blogs, articles or maybe some traffic exchanges. But be careful with that last option as you might be wasting your time. 5.  Choose about 5-6 affiliate programs to market. The reason for this is that more can just overwhelm you and less means you haven't got much of a backup if one falls through.

6.  Then market like crazy and watch the money come in.
